These terms outline the agreement between you and Ian Pest Control LLC when you request or receive our services.

Please read these Terms and Conditions carefully. By booking an inspection, requesting service, or using this website, you agree to be bound by these terms.
1. About Our Services
Ian Pest Control LLC provides residential and commercial pest control, wildlife removal, and exclusion services in Miami-Dade County and Broward County, Florida. All services are performed by licensed and insured technicians using methods that comply with Florida Department of Agriculture and Consumer Services regulations.
Wildlife removal is conducted humanely whenever possible. We do not guarantee the capture of any specific animal, but we do guarantee a thorough inspection and treatment plan tailored to the situation.
2. Service Area & Scheduling
We currently serve customers located in Miami-Dade County and Broward County, Florida. Appointments are scheduled based on availability and are confirmed by phone, text, or email. Same-day service is offered when scheduling permits but is not guaranteed.
If you need to reschedule or cancel, please contact us at least 24 hours before your appointment. Missed appointments or last-minute cancellations may be subject to a fee.
3. Free Inspections & Quotes
Our initial inspection is free for most residential properties within our service area. Commercial properties and complex infestations may require a paid assessment, which will be disclosed before scheduling. All quotes are valid for 30 days unless otherwise stated.
4. Pricing & Payment
Service fees are quoted before work begins. Payment is due upon completion of service unless a written payment plan has been agreed upon. We accept major credit cards, debit cards, and other electronic payment methods through our secure payment portal.
Recurring service plans are billed according to the agreed schedule. You may cancel a recurring plan with 30 days' written notice.
5. Warranties & Re-service
Many of our services include a limited warranty period, which will be clearly stated on your invoice or service agreement. If pests covered by the warranty return during the warranty period, we will return to re-treat the affected area at no additional charge, subject to the conditions outlined in your agreement.
Warranty coverage does not apply to new infestations, pest activity caused by customer negligence, or conditions outside our control.
6. Property Access & Safety
By scheduling service, you authorize Ian Pest Control LLC and its technicians to access the areas of your property reasonably necessary to perform the agreed-upon work. You agree to secure pets, disclose known hazards, and provide accurate information about the property.
We take precautions to protect your home, family, and pets. However, you must follow all post-treatment instructions provided by our technicians to ensure safety and effectiveness.
7. Limitation of Liability
Ian Pest Control LLC is not liable for damages arising from pre-existing conditions, undisclosed hazards, or failure to follow our recommendations. Our total liability for any claim shall not exceed the amount paid for the specific service in question.
We are not responsible for damage caused by wildlife, pests, or structural issues that exist before or after treatment.
8. Website Use
The content on this website is for informational purposes only. While we strive for accuracy, we do not warrant that all information is complete, current, or error-free. The website, online booking, and customer portal are provided through Lovable Cloud and related service providers.
You agree not to misuse the website, submit false information, or attempt to access accounts or data that do not belong to you.
9. Governing Law
These Terms and Conditions are governed by the laws of the State of Florida. Any disputes arising from these terms or our services shall be resolved in the courts of Broward County, Florida.
10. Changes to These Terms
We may update these Terms and Conditions from time to time. The most current version will be posted on this page with the updated date. Continued use of our services after changes are posted constitutes acceptance of the revised terms.
